5 Myths About New Builds

When you’re in the process of buying a home, you always get people telling you not to purchase a new build. From poor-quality builds to tiny gardens, these misconceptions can make you second-guess buying a brand-new home.

Here at Gusto Homes, we’re here to prove that these myths are simply not true. For over 25 years, we have taken huge pride in how we build our homes in Nottinghamshire and Lincolnshire, by always putting quality, sustainability, and practical living first.

Here are 5 common new build myths, and how we prove them wrong at Gusto Homes.

New Build Myths vs Reality

New builds are poor quality and not built to last

Many people assume that new builds are rushed and built super quickly with cheap materials, which leads to lots of snags and structural issues that are down to the buyer to get fixed. This is certainly not the case with all developers.

Here at Gusto Homes, we have been building homes that go beyond standard building regulations. Many of our developments are built to advanced environmental standards, such as Easthorpe Green in Bottesford, which is built to the AECB standard (Associate of Environmental Conscious Building).

Every home comes with a 10-year structural warranty, with our own dedicated Aftercare Team on hand to take care of any quality issues and minor snags, to give you complete confidence in the quality of your Gusto home.

New builds are so much smaller than older properties

A common worry for buyers is that a new-build home won't offer the space or storage they're used to in an older home.

Our homes are designed with practical living in mind. That means open-plan spaces, maximising natural light and built-in practical storage solutions, so your home feels comfortable, spacious and easy to live in.

New builds lack character and look identical to each other

We have all seen developments where each home looks like a copy of next door, and it is a common misconception that every new-build home looks the same.

Because we work collaboratively with Studio G Architects, we can discuss materials and layouts right from the start to ensure each home has its own individual look and feel.

Beyond the houses themselves, we plan our developments around shared green spaces, walking paths, and facilities, giving the entire community its own distinct character.

New builds have tiny gardens

A lot of people expect new builds to come with small, cramped gardens that back onto each other.

Not at Gusto Homes. We make sure our developments feature generous plot sizes, like those at The Old School Yard and Easthorpe Green. We want to build homes for everyone, whether you need space for kids and pets, or just want a proper garden to enjoy.

New builds have no options for customisation

A common worry is that you'll have to accept whatever standard options a developer picks or pay extortionate amounts to change anything.

That is not the case with Gusto Homes. Depending on when you reserve during the build, you can choose your own kitchen finishes, tiles, and flooring. We want you to have a say in the details, so your house feels like home from day one.
